Reopened a closed estate to buy from the sole heir
Most buyers walked because the heir could not convey clean title without reopening probate. We worked with local probate counsel to reopen the estate, get the heir properly reappointed, and rebuild the chain of title so it could transfer cleanly to Blue Peak.
Bought a foreclosure-pending condo with an occupant and an HOA lien
Three problems stacked on top of each other. The title ran through two estates that had to be opened together, an active foreclosure already had an auction date set, and an occupant who was not on title was living in the unit. We opened both estates, postponed the auction while we cleared title, and reached a paid agreement for the occupant to move out.
Closed a six-heir estate across two family branches
The probate distributions and the deeds had drifted out of sync: the wrong heirs, the wrong fractions, and only one of the two lots referenced, compounded by an error in a later correction. It took three rounds of corrective deeds to rebuild the chain accurately for all six heirs across both lots.
