The situation

Sole heir of an intestate estate in Berkeley County, SC. The estate had already been administered and closed, with no Deed of Distribution ever recorded into the heir before the file was shut.

The complication

Most buyers walked because the heir could not convey clean title without reopening probate. We worked with local probate counsel to reopen the estate, get the heir properly reappointed, and rebuild the chain of title so it could transfer cleanly to Blue Peak.

The outcome

Under contract and recorded with the county within weeks, then resold to a retail buyer with the existing mortgage paid off through closing. About ten weeks start to finish.
