I am a Canadian operator buying distressed US real estate, remotely.

I run Blue Peak Ventures out of Kelowna, British Columbia. The company buys the real estate that nobody else wants to deal with: probate properties stuck in closed estates, multi-heir houses with signers spread across several states, foreclosure-pending condos with occupancy issues and HOA liens, and warranty deeds with broken chains of title.

South Carolina is the primary market. The fastest close was about two weeks. The hardest one took fourteen months and three rounds of corrective deeds. Every deal is operated remotely from Kelowna, with attorneys, transaction coordinators, and on-the-ground partners handling everything in state.

The way I run this is operational, not romantic. We work with the same probate attorneys, closing attorneys, title companies, and on-the-ground partners deal after deal. Most of the workflow runs on systems we have built or paid to have built: pipelines that ingest foreclosure notices, dialers that triage outreach, an AI stack that drafts deeds and reviews recorded PDFs, and a small team of transaction coordinators who push every deal across the line.
